Covenants, Conditions, and Restrictions

The Jonata Springs Ranch Homeowners Association (HOA) is a “covenanted community,” or homeowners association. These communities are governed by a set of Covenants, Conditions, and Restrictions, or CC&R, used by many "common interest" developments to regulate the use, appearance, and maintenance of property. For more information, see here and here.

When you close escrow on a home in a covenanted community, you sign a series of documents, one of which states that you have read the CC&R's and agree to abide by them. The HOA enforces the CC&Rs, with penalties for noncompliance.

Thus every realtor, prospective buyer, and prospective renter should read the Jonata Springs Ranch HOA CC&R.

As a reminder, here are some of the most important restrictions:

  • Members may rent their property as long as the Secretary is notified of the renter’s name and contact information AND the property is rented in its entirety to one renter, not rented in separate structures. Article III section 2
  • Members may not rent all or part of their property temporarily, including as vacation rental, B+B, internet overnight lodging (Airbnb), etc. Article IV section 1e
  • No more than ten large-hooved or twenty small-hooved animals may be kept. Article IV Section 10
  • No businesses are allowed to operate within the ranch. A home office for an existing occupation is allowed so long as no clients are met on the property, and no employees of said business are working there. Article IV section 1e
  • Ranch water may be used only for domestic purposes. No commercial growing of any kind is allowed. If grapes, wine, or vegetables are grown in quantity they may be shared with friends and neighbors, but cannot be sold. Article IV section 9
